Insurance Pre-Fill

Underwriters are moving to pre-fill information on small commercial enterprises to save time, improve data accuracy, and please the independent agent.

We have the data on companies and the properties where they are located.

We report on 20 risk factors (see Companies, Tenants, & Risks). We know about regulatory problems, vehicle crash statistics, local crime rates, underground fuel tanks, various financial problems, and more.

And we have key information on the buildings where firms are located: Year built, building square footage, number of stories, type of roof, use of the building, and mortgage data. See Commercial Property Data).

Insurance Marketing

We can identify over 10 million businesses based in residential homes. Many do not have the insurance they should have. We have data on the businesses and the homeowners. It’s probably the biggest single marketing opportunity in the nation.

We also have data on millions of other businesses located at commercial properties.

We have data on 106 million homes. In most cases, we know which ones are approaching their annual homeowners insurance policy renewal dates, when an offer from a new provider might be considered.


Home Lending

In 2004, SMR created the first-ever scores indicating which homeowners would soon get mortgage refinances or home equity loans. We’ve continued ever since, supplying mortgage and home equity lenders with data that makes marketing more efficient.

We also have over 100 data points on virtually all houses in America. We know which are owner-occupied, we have estimated market values, and we have all the details on loans and house structures.


Business Lending

SMR data are part of due diligence on any business loan or commercial mortgage.

Is the company in a FEMA flood zone? A high crime area? On a site known to be contaminated? In a building in poor condition? We have that.

Has the company been cited for safety problems by OSHA? Does it operate vehicles that have been involved in crashes recently? Does the firm sell guns, serve liquor, or care for children? We have that.

Has the company had a mortgage default? Did it ask for government cash during the pandemic? Does it owe the IRS? We have that, too.


Real Estate

SMR is a data supplier to the RPR unit of the National Association of Realtors.

Realtors can use SMR data in multiple ways. On residential homes, for example, you already know which ones are for sale. But which homeowners are most likely to be the next sellers? We have a predictive score that picks out the best prospects.
